What is a measurement or floorplan service?

Measurement services are just what they sound like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed floorplan based on your needs. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes necessary when challenging property taxes or selling a property.

How does a floorplan service work?

During a home measurement or floorplan service, a certified appraiser takes measurements of your home with a measuring tool — generally a tape or laser measuring device. As they move around the property, they make note of the layout of the rooms and other features, like closets, patios, and fireplaces. They might sketch out the property. Then, the appraiser develops a report and a more detailed floorplan showing the total square footage and the general layout of the home. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When do I need a measurement service?

Real estate taxes

Property tax records often reflect the wrong area of a property because the values can come from various sources, and sometimes go unproven — which means you may be paying for more space than you have! Unless a certified appraiser has executed a recent evaluation or measurement service on your property (after any remodeling that may have affected square footage), you'll need an appraiser to perform a home measurement service before disputing what you're taxed. An appraiser determines the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Selling a property

A floorplan service can secure a fair price for your house. Square footage is one of the biggest elements potential buyers look for when purchasing a house — but since these values are often estimated rather than accurately measured, your home listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially reduce the price of your home as well as the number of interested buyers. The only reliable method of using an accurate GLA when listing your property is to refer to a recent appraisal or home measurement service completed by a certified appraiser (after any renovation that may have affected square footage).

Information for real estate professionals

To ensure that your client's property sells at a price that properly reflects market value, we suggest requesting a floorplan service for the property. Your clients, and potential buyers, will be grateful for your scrupulousness, and you can be assured that the GLA on your client's listing is truly representative of their home. A measurement can also be a fantastic marketing tactic for getting potential buyers interested since they can view the layout and characteristics of the home before and after touring.
